Once again, our office brought in ADU specialists to help educate Realtors on the the process.
An ADU is a residential unit that can be added to a lot with an existing single family home. In 2018 new laws made buiding ADUs easier by reducing parking requirements and easing utility fees. In 2019, a proposed bill would no longer require owner occupancy of either the primary or the ADU and not impose impact fees if ADU is less than 750 sf. Why build? 1) appreciate property value 2) generate rental income 3) provide additional space 4) possible Airbnb income
Types of ADUs? Detached, attached, interior conversion, structure conversions. ADUs are reguated by STATE and LOCAL.
Can you add an ADU? Maybe…
Is it a Single Family? Do you have…extra yard space? A garage in the yard? Room that can be converted with it’s own entrance? Located within 1/2 mile of public transit? Have room for additional parking?

Whatever legal structure you already have, can be converted into an ADU unit. If you tear it down, you must a 5′ set back on the side and back. The state says 1200 sq ft max. Some municipalities have different rules than the state rules so you need an expert to cut through the red tape. I, personally, have a duplex so I was told that I could not add an ADU to my property 🙁
I will be handing his card to all my buyers that ask me if they can add a unit or convert a garage on their property. HIRE THE EXPERT.
